Nerja is a small town, but its neighborhoods are surprisingly different, and choosing the right one matters as much as choosing the right property. Here is the honest short tour, the version we give our own clients.
In the center, the Old Town around the Balcón de Europa is all charm, narrow streets and apartments where you walk everywhere. Torrecilla sits between the center and its own beach, which makes it one of the most practical areas both for living and for holiday rentals. Burriana is the famous beach area, and beachfront there is as close as Nerja gets to a sure thing.
Further out, Punta Lara is villas and sea views with a car required, Capistrano is the picture of Andalusian style with a quieter pace, and Nueva Nerja and Almijara are the family-friendly areas where you still walk to town and get more space for your money. The still-unnamed new area next to Capistrano is where new villas are rising, and for long-term buyers it is worth watching.
What do they cost? We are deliberately not printing average prices here, because averages in articles go stale the month they are published. Instead, between January 2025 and March 2026 we manually analyzed 759 real listings across 19 areas of Nerja, and we put the results in a free tool that stays current. It shows you what properties in each area actually go for, not what someone remembers from last year.
Open the Nerja property market tool, look up the areas you are considering, and when you want someone to find you the right property in the right one, write to info@nerjawithsanna.com.
