Sellers negotiate hard over the price and then get surprised by what actually lands in their account. The gap between the sale price and your net proceeds comes from a handful of costs, and understanding them before you list changes how you price and how you negotiate.

The first is plusvalía, the municipal tax on the increase in land value. Since the rules changed, there are two calculation methods and you are allowed to choose the cheaper one, which many sellers never learn. The second is capital gains tax on your profit, charged at progressive rates for residents. And if you are a non-resident, the buyer is required to withhold 3% of the full purchase price at the notary and pay it to the tax office on your behalf, an advance you claim back if your final tax bill is lower.

On top of the taxes come the agency commission and, if you still have a mortgage, the cancellation costs at the bank and the registry. None of these are dramatic on their own. Together they decide whether that offer on the table is actually good.
