The average Airbnb in Nerja generates around €37,000 in annual revenue. That figure comes from Airbtics market data as of March 2026, and it is a real number, but like every average it hides more than it shows.
The spread around that average is enormous. Location, size, quality and views set the ceiling, but management decides how close you get to it. Two identical apartments in the same building can earn wildly different amounts depending on pricing, photos, response times and reviews. A well-run two-bedroom near the center can beat a poorly run three-bedroom with a sea view, and we have watched it happen.
The other thing the average hides is cost. Platform fees, cleaning, utilities running all year, repairs, furniture that wears out faster than you expect, licensing, insurance and taxes. Gross revenue is the number people quote at dinner parties. Net income is the number that matters, and it is always smaller. Anyone who tells you otherwise is selling you something.
To give you a realistic starting point, we built a free rental earnings tool on data from roughly 1,500 Airbnb listings in Nerja. Pick an area and a property size and it shows you what places like that actually earn, not what a listing agent hopes they might.
And if you want the income without the work, that is literally our job. Full-service Airbnb management, Superhost standards, everything handled. Write to info@nerjawithsanna.com and we will give you an honest estimate for your property, including the costs.
