What buying in Nerja really costs

A property listed at €250,000 does not cost €250,000. By the time everything is paid, the real figure is closer to €272,000. The extra costs on a resale purchase in Andalusia add up to roughly 9% on top of the price, and they surprise almost every first-time buyer we meet.

The biggest piece is the transfer tax, ITP, which in Andalusia is 7% of the purchase price, so €17,500 in this example. Then come the notary at around €800, the land registry at around €600, a lawyer at roughly 1% of the price, a gestor for the paperwork, and an NIE number if you do not have one yet. None of these are optional in practice, and together they land at close to €22,000 on a €250,000 home.

New builds work differently, with 10% IVA plus stamp duty instead of ITP, and a mortgage adds its own costs like the bank valuation. The percentages shift depending on your exact situation, which is why rough rules of thumb keep letting buyers down.
